Islington’s Housing Market and Transport Links

As a potential landlord, it’s important to understand the current state of the housing market in the area in order to make informed decisions about your investment. In this blog post, we’ll take a closer look at the housing stock, rental market, and average prices in Islington, as well as major housing development projects and factors to consider when assessing the condition of a potential property.

The Volume of Residential Properties

There are currently over 13,000 residential properties in Islington, with a breakdown of:

  • 47% 1 bedroom flats and houses
  • 39% 2 bedroom flats and houses
  • 14% 3 bedroom flats and houses

This is slightly higher than the average for London as a whole, where 43% of properties are 1 bedroom, 40% are 2 bedroom, and 17% are 3 bedroom. It’s important to consider the number of bedrooms in a property when investing in a buy-to-let, as properties with more bedrooms tend to command higher rents and may be more attractive to a wider range of tenants.

Rental Market

Currently, around 60% of residential properties in Islington are owner-occupied, while 40% are being rented out. This is slightly lower than the average for London as a whole, where 51% of properties are owner-occupied and 49% are being rented out. It’s important to consider the renting vs occupier rate when choosing a buy-to-let location, as a higher renting rate may indicate a stronger demand for rental properties in the area.

House Prices

The average price for a house in Islington  is:

  • £550,000 for a 1 bedroom property
  • £900,000 for a 2 bedroom property
  • £1,200,000 for a 3 bedroom property

These prices are slightly higher than the London average, where the average price is:

  • £500,000 for a 1 bedroom property
  • £700,000 for a 2 bedroom property
  • £950,000 for a 3 bedroom property

Higher prices may indicate a stronger market for rental properties in the area.

Residential Properties

In terms of rental properties, there are around 5,000 residential properties available for rent in Islington. A higher number of rental properties may indicate a stronger demand for rental properties in the area.

Housing Stock

The majority of properties in Islington are older buildings, with only around 20% being new builds. This is important to consider as older properties may require more maintenance and renovations, while newer properties may be more energy-efficient and require less work.
