Electrical Safety Inspection

From 1st April 2021, all rental properties must have an electrical safety inspection carried out by a qualified electrician. These inspections must be carried out every five years or earlier if the electrician advises. Failure to carry out an electrical safety inspection can result in a fine of up to £30,000.

Smoke and Carbon Monoxide Alarms

Smoke and carbon monoxide alarms are a legal requirement in all rental properties. Smoke alarms must be installed on every floor of the property and carbon monoxide alarms must be installed in any room with a solid fuel burning appliance. These alarms must be tested on the day the tenancy begins, and every month thereafter by the tenant. Failure to have these alarms installed can result in a fine of up to £5,000.

Energy Performance Certificate (EPC)

An Energy Performance Certificate (EPC) is required for all rental properties. This certificate provides information on the energy efficiency of the property, such as insulation and heating systems. It is valid for 10 years and must be carried out by a qualified assessor. Failure to have an EPC can result in a fine of up to £5,000.
